Three rules outrank the district
The district on the map is where the answer starts, not where it ends. In Logan Square, three things move it:
- The 606 overlay — 9,966 lots, 96% of them. Inside it, what your neighbors built decides what you may build: on a block face that is mostly multi-unit, a detached house may not be established at all. See the 606 and Pilsen block rules.
- Transit-served locations — 5,728 lots, 55%. Near rail or a listed bus corridor the parking minimum can fall to zero, and density, floor area and height bonuses come into reach. See transit-served development and parking minimums.
- Landmark status — 448 lots. A landmark or a contributing building in a landmark district needs no additional parking to rehabilitate, and demolition is a different conversation entirely.
173 lots are assessed as vacant land. A vacant lot is where the district, the overlay and the block test all apply at once with nothing existing to argue from — and where nonconforming rights give you nothing, because there is nothing to have continued.

129 zoning map amendments have been recorded in the wider Logan Square community area between 2019 and 2026 — the City Clerk records a rezoning by community area rather than by neighborhood, so this count covers more ground than the figures above.
