B2-2 Neighborhood Mixed-Use District
Neighborhood mixed-use. Like B1 but allows residential on the ground floor, supporting a finer-grained mix of housing and storefronts.
Example on a 25 × 125 ft lot. The dashed box is the maximum zoning envelope, the buildable footprint after setbacks, raised to the 45 ft height limit. The solid building is an illustrative example at FAR 2.2: a 3-story building on a shallower footprint. Every floor covers the full width but only about 72% of the lot depth, so the 3 floors reach about FAR 1.9, just under the 2.2 cap since the walk-up stoop eats into the depth here. B2 allows dwelling units on the ground floor by right (the B2 distinction from B1/B3), so the example reads as all-residential, with house-scaled windows at grade rather than a commercial storefront.
